Chimneys and why they may leak
The mortar around the chimney pot is called the crown. The Crown around the chimney pots is vulnerable to cracking; if the mortar is cracked, water will enter the building and slowly damage the timbers.

Chimney Brickwork 
Check the chimney brickwork. In older properties, the brickwork was a lime-based mortar, and over time, the lime between the chimney brickwork decays and the mortar is washed out.

Flashings between the roof and chimney
The flashings are usually lead or copper; on older chimneys, they were a simple mortar mix. If the flashing is damaged, water will seep into the building.
